Good cost advice at the start of a project saves money — and arguments — later. Early-stage cost planning gives clients a realistic picture of what their project will cost, where the risks are, and what the decisions that matter most are.
Cost plans are produced using NRM (RICS New Rules of Measurement) methodology — the recognised standard — and updated as the design develops. The goal is not a single number but a clear understanding of cost, contingency, and risk at each stage of the project.
A well-run tender process results in better prices, better contractors, and fewer surprises on site. A poor one results in the opposite. Preparing and managing tender packages properly — and analysing the returns rigorously — is one of the more valuable things a QS does.
I prepare tender packages, manage the process, analyse returns, and help clients make informed appointment decisions. Not just who is cheapest — who is the best choice for this project.
Once a contractor is appointed, the contract needs to be administered properly — or costs drift, disputes arise, and final accounts become contentious. Administering JCT and other standard form contracts from start to finish is work I've done across a wide range of project types and sizes.
The goal is a final account that reflects what was actually built, agreed as far as possible without dispute, closed promptly.
On design and build contracts, the client needs someone acting in their corner — not the contractor's. Employer's Agent is the role that sits between the client and the design and build contractor, managing cost, programme, and quality throughout the project.
I act as EA on projects where the client has appointed a D&B contractor and needs independent representation through the process. Cost, programme, and quality — with the client's interests front and centre.
Choosing the wrong procurement route — or the wrong contractor — early in a project creates problems that are expensive to fix later. Getting this decision right is one of the most valuable things a QS can do at the start of a project.
